Step One
You have the flexibility to select the duration of the contract. We offer property management services ranging from one year to five years, or even longer if preferred. Upon agreement, we'll establish a monthly rent and ensure its guarantee, enabling you to plan ahead with certainty. By signing the agreement, we assume responsibility for your rent and effectively become your tenant, ensuring income even during vacant periods. Many of our landlords initially engage us for one property for a year, and then continue to renew and expand, often resulting in us managing their entire portfolio in due course.
Step Two
We'll find an appropriate tenant and handle all necessary paperwork and procedures. This includes scheduling the move-in date, conducting a thorough inventory, and ensuring the property complies with all regulations prior to the tenant's occupancy. We maintain a rigorous screening process for our tenants, and in rare instances where issues arise concerning behavior or payments, we address them promptly and comprehensively.
Step Three
While managing the tenancy, we will provide you with a fixed monthly rent. We'll handle tenant inquiries and perform general property maintenance, including appropriate repairs (excluding those outlined as the landlord's responsibilities per Section 11 of the Landlord and Tenant Act 1985), and address any regulatory matters that may arise. Essentially, your sole engagement with the property throughout our tenure will be receiving the guaranteed rent on the same day each month without fail.
Step Four
Upon the agreement's conclusion, we'll oversee the tenant's departure, ensuring the property is returned to you in its original condition at the commencement of the agreement, excluding reasonable wear and tear.
With your authorization, our team of skilled maintenance personnel, along with our network of specialized contractors, will handle any necessary tasks throughout the duration of the agreement. Our services encompass a wide spectrum, ranging from basic upkeep to comprehensive repairs, including painting, installation of kitchen and bathroom fixtures, electrical work, plumbing, appliance repairs, and minor building renovations. All our tradespeople and contractors are fully insured and possess the requisite qualifications and certifications.
Dealing with maintenance issues in your own residence can be bothersome enough, but addressing them in a property that belongs to someone else can be a significant challenge. Obtaining competitive pricing, identifying the root cause, and communicating preventive measures to the tenant can be complex tasks. Furthermore, arranging access for contractors poses logistical hurdles. As luck would have it, these issues invariably arise at the most inconvenient times, much like toast landing butter-side down.
